We also work closely with each and every one of our owners and residents to make sure all of their concerns are dealt with in a timely fashion.
We always market for quality residents! iMaT rigorously screens all prospective tenants with documentation that includes credit scores, criminal background checks, employment verifications, income verifications and verification of rental history. Many times, you will have several applicants to choose from. You can count on us to find a tenant that is a good match for you and your property.
Have you ever dealt with an uninspired management company that simply collects rent and waits for the tenant to call with any repair issues? Have you ever decided to inspect your property after being away for an extended period only to find it in poor condition and needing costly repairs? That will never happen at iMaT! We understand you have entrusted us with one of your most costly assets, so we manage every property with diligent care. What makes us different than most property management firms is our policy to perform quarterly inspections on all our properties to ensure optimum property condition. That’s right; we physically visit each one of our properties every 3 months to inspect the exterior, the interior and to ask your tenant if they have any concerns. Once a property is inspected, we email our clients the quarterly inspection report complete with photographs and a list of recommendations.
It is inevitable that there will be repair and maintenance issues. In the event a repair is needed, we first notify you then we gather estimates for the work. You choose the estimate that best works for you and then the work order is issued to the vendor. The only caveat to this would be that in the event of an emergency or we are unable to reach you, your property manager will make the decision on what actions need to be performed to protect the value of your property.
